Air sealing services in Lake Havasu City AZ - fewer drafts and less attic dust

Hot upstairs rooms, dust on the vents or a power bill that keeps climbing? We find and seal the hidden attic leaks behind them.

Crawl space with white plastic vapor barrier covering the floor and lower walls beneath exposed joists, ducts and pipes.

Do I need air sealing or just more insulation?

Our air sealing services in Lake Havasu City, AZ close the gaps between your rooms and the attic, around light fixtures, wiring, pipes, flues and duct boots, the fittings where your vents come through the ceiling. Sealing them can cut drafts, keep dust, moisture and pests out of the house and lower what you pay to heat and cool it.

Most calls start with the room over the garage running hot, a drafty hallway or a power bill that won't come down, and folks figure more attic insulation is the fix, but the gaps underneath usually need closing first so the new material isn't fighting a draft. Lake Havasu City Spray Foam Insulation is based in Lake Havasu City and also works in the cities around it. Your price turns on how easy the attic is to get into, how much old insulation sits over the leaks and how many openings there are, and the schedule mostly turns on whether repairs or another trade have to come first. The written estimate lays all of that out for your house before anyone picks up a caulk gun.

Why Lake Havasu City calls us for air sealing

I learned this trade under a boss who made me redo anything that wasn't right, and I still work that way. You get careful prep, straight answers and satisfaction guaranteed.

  • The owner comes out

I do the estimates myself, and I work right alongside our installers once the job starts.

  • In business since 2023

We've spent those three years doing the attic prep nobody sees once the insulation goes down.

  • Fully licensed and insured

You're not taking on the risk of an unlicensed crew working above your ceilings.

  • Problems fixed, not buried

If a roof leak or bad wiring turns up, I'll tell you to fix it or call another trade first.

  • Questions are welcome

Ask me anything while I'm up in the attic, and I'll explain why each step matters for your house.

The kinds of air sealing we do

Easy leaks around doors and pipes are fine to do yourself, and I'll tell you so. We handle the hidden attic ones, and what's in your attic decides which option fits.

  • Sealing hidden attic leaks

We pull back the insulation over the leaks, seal each gap, including the attic hatch, and set it back, and your estimate says whether old insulation gets moved aside or taken out. If what's up there is soaked or full of droppings, it comes out through insulation removal instead of staying under anything new.

  • Sealing plus a loose-fill top-up

When there are only a few inches up there, we seal first and then add blown-in insulation, loose fill blown through a hose, because sealing plus insulation is one of the most cost-effective upgrades a house can get. We keep it even out to the edges and clear of the eave vents, since those openings have to stay open to do their job.

  • Closed-cell foam where ducts run

If your ductwork lives in the attic, closed-cell foam insulation, a dense foam that also blocks moisture, seals the air and insulates in one pass. It costs more than sealing and loose fill, so I only suggest it when the ducts make the case for it.

  • Gaps at the bottom of the house

Air also slips in where the floor framing meets the foundation, so in a house with a basement we seal those gaps along with basement insulation. Closing the bottom and the top together keeps the house from pulling outside air up through itself.

I come out myself to look at the attic, walls or crawl space, and I talk through what I find while you're right there.

Air sealing questions we hear

How do I seal air leaks in my house myself?

You can seal the obvious leaks yourself, like gaps around door frames and spots where pipes, vents and wires pass through outside walls, usually with caulk or a can of foam. The small leaks hidden in the attic under layers of insulation are where doing it yourself falls short, and that's the part to hand to a pro.

How much does air sealing cost in Lake Havasu City?

Across the US, air sealing on its own usually runs about $500 to $1,500 per job, and that's the going rate for the sealing alone, not our price and not counting new insulation. Your own number comes from the written estimate, based on the attic access, old insulation and openings we covered up top.

How do pros find hidden air leaks in an attic?

Home energy assessors use a blower door test, a big fan that pulls air through the house, along with a thermal camera that shows where air is slipping in. They can also check how well the house is ventilated, so sealing it up doesn't trap damaging moisture or harmful gases. If you hire an assessor, ask whether they hold the Building Performance Institute Building Analyst or RESNET HERS Rater certification, the nationally recognized ones for this work.

What gets checked in the attic before air sealing starts?

Federal attic guidance calls for checking for water leaks, moisture, structural or pest damage and enough ventilation first, and you get a list of needed repairs so they go into the plan and budget before sealing. The same guidance says insulation only goes over old knob and tube wiring once it's replaced or properly boxed, and work stops if the old insulation is vermiculite, a pebbly fill that may contain asbestos.

Do I need a combustion safety test before air sealing my house?

Yes, if your house has natural-draft gas equipment, the kind that vents by its own rising heat like many gas water heaters, the federal checklist calls for a combustion safety test to check whether exhaust is backdrafting or spilling into the house. Any problem it finds gets fixed before attic work goes ahead, so plan for the test and a possible repair.

What is the best way to seal an attic before adding insulation?

The usual approach is caulk, foam or aerosol sealant for narrow gaps and rigid blocking sealed in place over bigger openings, because fluffy insulation slows heat but doesn't stop air. The hard part is finding the gaps under the old insulation, not the sealing itself, and once they're closed the new insulation goes on top.

Air sealing rules and homes in Lake Havasu City

Lake Havasu City requires permits for drywall, electrical updates and gas lines and lets minor drywall hole patching go without one, but its permit lists don't name air sealing, so they don't settle whether your job needs one. We check each job with the Lake Havasu City Building Division, and when a permit is needed we file it with our license and business license numbers on the application, which comes up most when sealing leads to new drywall or wiring work. Arizona's contractor law lets you do this work on your own home when it's for your own use and not for sale or rent. For hired help, the state statute shows the licensing exemption covers only casual or minor jobs under $1,000 total, labor and materials included, that need no local building permit, and it leaves out anyone whose ads skip the words "not a licensed contractor."

Around Lake Havasu City we open a lot of attics with ductwork running through them and rooms built over the garage, and we see the same in the cities around it. We also seal shops and metal buildings for local business owners through our commercial insulation work.
